Oil-fired boilers need a cleaning every year without exception — they build soot on the heat exchanger, and a sooted exchanger loses efficiency long before it fails outright. Gas boilers are more forgiving, but we still check combustion annually. On Long Island the practical answer is the same either way: book it before the first cold night, not after.

We brush and vacuum the heat exchanger and flue passages, replace the oil nozzle, filter and strainer on oil units, run a combustion analyzer to set the burner properly, test the low-water cutoff and pressure-relief valve, check the expansion tank, and bleed and balance the loop. You get the combustion readings in writing — before and after.

Because the boiler sat idle all summer and nobody tested it under load. Stuck low-water cutoffs, seized circulator pumps, and burners that will not light on the first call are the three we see most in the last week of October.
